Leaving no stone unturned, The Wealth Builders team continues to expand its reach. This time, beyond the borders of Texas and deep into the heartland, in Evansville, Indiana.

First, about Evansville…

It's practically a central hub to major metropolitan areas such as Cincinnati, Louisville, Indianapolis, Nashville, and even St Louis, all less than a 4 hour drive away. The city issued a sizable number of building permits in 2019 (525) and Toyota added over 550 jobs to a workforce of over 7000 thanks to a $1.3 billion expansion.

It's almost enough to tell you that I even went to school near there (Hail Kentucky!) 

Property Insights

Built in 1967/1968, and still close to premier shopping centers, it has recently gone through a renovation and sits on over four acres. Split between 82 1 bedroom/1 bath and 30 2 bedroom/1 bath units, the property is made up of twelve buildings and over 82,000 rentable square feet.

A few of the units recently went through internal renovations (yielding a $50 premium) and it's easy to see how light renovations to the remaining units will help yield an $80 per unit premium.
